Why slate outlasts everything else

Welsh slate’s longevity comes from three properties:

1. Genuine durability. The slate stone itself is essentially indestructible at the timescales humans live in. 200-year-old slate roofs in the UK are common; 100-year-old slate is the norm on Victorian and Edwardian housing.

2. UV resistance. Where concrete tiles colour-fade and degrade in sunlight, slate stays the same colour for centuries. The bluish-grey of Welsh slate is the same colour today as in 1880.

3. Frost resistance. Slate’s molecular structure means water can’t enter the rock to expand on freezing. Concrete tiles develop frost-cracking over 50-60 years; slate doesn’t.

The failure mode of an old slate roof is almost always the nail fixings, not the slate itself. Original 1880-1910 steel nails rust through within 80-120 years. The slate slips because the nail has failed; the slate is usually still serviceable. Salvaged-slate re-roofing (using 50-70% of the original slate, supplementing with new) is common UK practice.

When slate is the right choice in 2026

Heritage / conservation property: listed buildings and conservation-area properties typically require slate or matched material. Concrete substitutes refused.

Long-hold property: owners holding for 20+ years recover the upfront premium through avoided replacement cycles. Concrete tile would need replacement once or twice; slate doesn’t.

Premium aesthetic: the deep blue-grey of Welsh slate adds visible value to period property. Buyers price it accordingly at survey.

Sound deck and sound roof structure: slate weighs less than concrete tile (25-30 kg/m² vs 40-55 kg/m²). Re-roofing in slate when previous was concrete tile actually reduces structural load.

When slate is NOT the right choice

Tight budget / short hold: if you’re going to sell within 5 years and the existing concrete tile is sound, replacement in slate doesn’t pay back.

Structurally undersized roof: counter-intuitively, slate’s lighter weight is sometimes a benefit, but the deck and joists may not have been designed for any specific material. Always get structural sign-off before specification change.

Very steep pitch: slate works well on 30-50° pitches. Below 22-25° you start to need single-lap clay tiles or alternatives.

What to ask a roofer quoting on slate

1. Which quarry / which named manufacturer? Welsh Slate (Penrhyn/Bangor), Cupa Pizarras (Spanish), or specific Yorkshire stone source.

2. What’s the slate thickness and grade? Class 1 (best) vs Class 2 affects lifespan estimates.

3. What’s the nail spec? Stainless steel or copper nails — never galvanised steel (they rust within 30-50 years and you’ve recreated the failure mode).

4. What’s the ridge / hip detail? Mortar-bedded vs dry-fix. Dry-fix lasts longer with no maintenance.

5. What’s the warranty in writing? Quality slate fitted properly = 20-year workmanship warranty + manufacturer’s 50+ year material warranty.
