When single ply is the right choice

  • Commercial flat roofs over 200m² — economies of scale on the welded seam install kick in at this size
  • Industrial buildings — solvent / chemical exposure makes EPDM inappropriate
  • Cool-roof requirements — TPO and white PVC reflect solar load, important on large flat roofs in warmer regions
  • Specifications requiring PVC durability — some commercial spec writers default to PVC
  • Visible from above (e.g. from neighbouring buildings) — light-grey/white aesthetic preferred over EPDM black

When NOT to choose single ply

  • Domestic extension flat roofs under 60m² — EPDM is cheaper and equally reliable
  • Tight-budget jobs where the lifecycle math doesn’t justify the install premium
  • Where the scope includes complex detailing (multiple penetrations) — GRP fibreglass handles complex detailing better

Is single ply roofing better than EPDM?

Better for commercial roofs over 200m² because of welded-seam reliability at scale. Roughly equivalent for domestic-sized roofs where EPDM is single-piece. Cost-disadvantaged for small jobs.

How long does single ply roofing last?

25-35 years for quality install with proper detailing. PVC slightly longer-lifespan than TPO; both significantly outlast torch-on felt.

Can single ply be used on a domestic roof?

Yes but not usually recommended — EPDM is cheaper and equally reliable on most domestic flat-roof sizes. Single ply makes sense only on very large extensions or where specific aesthetic is required.

Is single ply more expensive than EPDM?

Per m² yes — £90-£130 vs £75-£110. But on commercial roofs over 200m² the seam-welded efficiency makes single ply cheaper overall. Crossover point ~200m².
