When guttering needs replacing vs repairing
Guttering fails in three modes — repair sometimes, replace usually:
Repair territory
- Single section sagging (1–2 brackets pulling away) — £150–£300 to re-bracket

Why guttering matters more than people think

1. Fascia and soffit replacement
The fascia is the timber/uPVC board the gutter is fixed to. The soffit is the underside board that closes off the eaves. If the gutter has been overflowing, the fascia and soffit are usually rotted or stained. Replacing all three together is cheaper than coming back later — typically saves £200–£400 vs separate jobs.

2. Downpipe replacement
Old uPVC downpipes split, lose paint, lose clip integrity. Replacing them at the same time as the gutter is cheap (£100–£200 incremental) and saves a separate scaffold visit later.
3. Roof edge inspection
Scaffolding for the gutter job gives us close access to the roof edge. We can inspect ridge tiles, eaves felt, and lead flashings at the same time. Often catches issues before they become emergency leaks. We don’t charge for this inspection if we’re doing a gutter job at the same time.
Scaffolding considerations
Most semi-detached and detached houses need scaffolding for safe gutter work — modern HSE guidance discourages ladder-only work above 2m. We include scaffolding in the fixed-price quote (no extra).
For bungalows and properties where the gutter is reachable from a ladder safely (under 2m, level ground beneath), we may quote ladder-only — saves the scaffolding cost.
For terraced houses where neighbours’ gutters are connected (shared run on shared eaves), we quote the part of the run on your property only — neighbour’s section is their job. We can liaise with neighbours if a coordinated job makes sense.
