When flat roof repair is the right answer
Patch repair makes sense when the membrane overall is sound, the leak is localised, and the deck below is dry. Specifically:
- Single split or crack in an otherwise-undamaged membrane (felt, EPDM, GRP, or single-ply)
- Lifted seam at a lap or upstand where the membrane is otherwise sound
- Damaged upstand at a wall or chimney where the field of the roof is fine
- Rooflight, vent, or pipe boot seal failure where the rest of the roof has 5+ years left
- Storm or hail damage on a localised area
- Rainwater outlet blockage or failure that’s caused localised pooling damage

The three repair levels we do
Level 1 — Spot patch (£150–£350 fitted)
For a single localised failure. We:
- Clean and prime the affected area
- Cut a patch of matching membrane material with at least 100mm overlap on all sides
- Bond with manufacturer-approved adhesive (EPDM tape for rubber, hot bitumen for felt, catalysed resin for GRP)
- Dress and finish so the patch is weather-tight
- Test by water-spray before leaving site
Typical lifespan: matches the underlying roof. On a 5-year-old roof the patch should last 15-20 more years; on a 12-year-old felt roof, the patch will see one or two more winters before that area or a different one fails.
Level 2 — Full-perimeter and detail reseal (£400–£900 fitted)
For roofs where multiple upstand details, edge trims, or penetration boots have failed but the field of the roof is still sound. Common on roofs around year 8–12 of life. We:
- Strip and re-form every upstand termination
- Re-bed lead flashings where they meet the membrane
- Replace edge drips and corner trims
- Re-seal every penetration (rooflights, vents, soil pipes, rainwater outlets)
- Address any localised field issues at the same time
Buys you 5–10 years of extra life on an otherwise-sound roof. Significantly cheaper than full replacement and a sensible step on roofs at 50–70% of expected lifespan.
Level 3 — Strip and replace (£1,500–£4,500 fitted)
When the membrane is at end-of-life or the deck below has rotted, repair stops making economic sense. Strip-and-replace gives you a brand-new 25–40-year roof with the option to upgrade to a warm-roof retrofit at the same time (£600–£1,200 premium for full warm-roof construction with PIR insulation).

Common flat-roof leak sources we see

What to ask any roofer quoting on flat-roof repair
1. What manufacturer’s membrane will the patch use? (“Trade rubber” is a red flag.)
2. What’s the patch overlap on all sides? (Should be 100mm minimum.)
3. Will the cause of the leak be addressed, or just the symptom? (A patch over a chronic upstand failure will leak again within one winter.)
4. What’s the warranty on the patch? (5+ years for an EPDM patch is reasonable; less for felt.)
