Pricing, payment terms and the 10-year guarantee — in plain English

How we price

Every quote is itemised. Labour, materials by line, scaffolding/access, waste removal, VAT (we are not VAT-registered as a small business under threshold — so you pay zero VAT on labour, only on materials passed through at cost). We write the named material and the SKU on the line where it matters.

All figures are indicative. The written quote you receive after a survey is the price you pay — no surprises.

Payment terms

• Jobs under £3,000: no deposit. We invoice on completion. 14-day terms.
• Jobs £3,000–£10,000: 25% on materials order (cost-only, evidenced by supplier invoice). Balance on completion.
• Jobs over £10,000: 30% on materials order. 30% at mid-point (defined milestone, e.g. dry-in). Final 40% on sign-off.
• Methods: bank transfer, cheque, card (Stripe). We do not deal in cash. Cash-only outfits are usually undeclared — and that means no guarantee, no recourse, no proof you paid.

The 10-year installation guarantee

Every job carries a 10-year written installation guarantee, named to you (the property owner), and transferable when you sell. It covers anything that fails because of our workmanship — fixings, flashings, valley dressings, batten layout, eaves and ridge detailing.

Material warranties are separate and are passed through directly from the manufacturer — typically 15-year on concrete tile, 20-year on EPDM, 25-year on GRP, 30+ year on Welsh slate. We give you the manufacturer-warranty paperwork at handover.

What the guarantee does not cover

• Storm-force damage (wind speed >75 mph) — that’s insurance territory.
• Third-party works on the same roof after we finish (e.g. solar installer drilling through our membrane).
• Wilful damage or neglect (e.g. failing to clear blocked gutters for years).
• Underlying defects we disclosed in the survey but you chose not to remedy.

That last point matters: if we find something on survey that’s outside the scope of the work you asked for (e.g. a chimney about to fail when you’ve only asked us for flat-roof work), we will tell you in the written quote. You decide whether to add it to the scope.

Finance options

For full re-roofs and material upgrades over £6,000 we work with Kanda Finance (FCA-regulated) on flexible payment plans — typically 0% over 12 months or low-rate over 36–60 months, soft credit-check, no penalty for early settlement. We pass through the same APR Kanda offers — we do not earn commission on the credit.

VAT

Eco Roofing and Exteriors Ltd is currently below the VAT threshold. That means labour is invoiced at zero VAT. Materials are passed through at the supplier price — if the supplier charged 20% VAT, you pay that 20% as part of materials, and we show it as a separate line in the quote so there is no confusion.

What happens if you’re not happy

If anything is off — workmanship, finish, mess, anything — call Sean. He comes back, no quibble, fixes it. Inside the 10-year window it is on us. After that, we will still come back and look — most of the time it is small and we will sort it for nothing.
