What we typically see on Greater Manchester roofs

Greater Manchester roof-stock combines dense Victorian terrace (M14/M16/M21 — Rusholme, Whalley Range, Chorlton), inter-war semis through Didsbury and Withington, post-war estates through Wythenshawe and Salford, plus stone-slate cottage stock through the Oldham/Rochdale Pennine fringe.

Local weather notes. Wet-Atlantic weather means moss growth is markedly worse than the East Midlands — valley leaks and lead-flashing failure are more common.

Approved Document L 2022 sets the thermal performance baseline for new roofs (U ≤ 0.16 W/m²K pitched, ≤ 0.18 flat). On flat roofs, BS 6229:2018 sets the design and falls standard. Eco Roofers will guide you through any Building Control notification needed on your job.

What EPDM roofing actually is

EPDM is a flexible synthetic rubber membrane manufactured in large rolls. Three properties make it the UK default for flat roofs:

1. Single-piece membrane. For most domestic roofs (under ~60m²), the membrane comes as one continuous sheet. No field seams across the roof = no joint failure mode.

2. Bonded with adhesive, not heat. No flame on site, no hot bitumen, no fire risk during installation. Compare to torch-on felt where the propane torch is the failure point.

3. Repair-friendly. EPDM patches with EPDM tape — invisible, instant, lifetime fix. Compare to felt patches that lift within 1-3 winters.

The membrane is typically 1.2mm thick for domestic UK use; 1.5mm for heavier-duty or commercial. Edges dress up walls (upstands) and over the perimeter (drip details) using EPDM-compatible adhesives, primers, and pre-formed corner pieces.

Three major UK EPDM brands

UK EPDM supply in 2026 is dominated by three manufacturers. All three offer long-life manufacturer warranties and certified-installer programmes.

Firestone RubberCover / RubberGard

The original UK EPDM brand. Wide availability through merchant networks. Standard 1.2mm thickness for domestic; 1.52mm RubberGard for commercial. Most-stocked brand at UK trade merchants.

Carlisle Sure-Seal / SureWhite

Premium positioning, slightly thicker membrane for the same price point in some sizes. Strong commercial market presence. SureWhite (white-pigmented EPDM) for cool-roof applications on hot commercial buildings.

Permaroof (UK manufacturer)

UK-supplied EPDM with strong domestic-market focus. Good support for sole-trader installers. Available in pre-cut sizes for typical UK extension dimensions, reducing on-site cutting time.

Eco Roofers fits whichever of the three is in supply at quote time — all three are equivalent quality at the membrane level.

Cost breakdown — what you actually pay for

A typical 20m² UK extension EPDM install at £1,800 fitted breaks down approximately as:

ComponentApproximate cost
EPDM membrane (24m² inc. upstands)£180–£250
Bonding adhesive (water-based contact)£100–£150
Primer£40–£70
Edge trims (aluminium pre-formed)£80–£120
Pre-formed corner pieces and upstand strips£80–£140
Cover flashings (lead or alu)£60–£120
Labour (2 roofers × 1.5 days)£600–£900
Scaffolding£200–£400
Skip + waste removal£100–£200
Overheads + profit£200–£400
Insurance + admin£80–£150
Total£1,720–£2,900 typical

A roofer quoting much below £1,500 on a 20m² extension is either using sub-spec material, skimping on detail work, or operating below cost. A roofer quoting much above £2,500 on a like-for-like job (no warm-roof retrofit) is overpriced.

EPDM with warm-roof retrofit — the recommended UK 2026 default

For most flat-roof refurbishments in our region, we recommend going one step further than a like-for-like EPDM swap: EPDM with warm-roof retrofit. The retrofit lays 100-150mm rigid PIR insulation over the deck before the EPDM goes on top.

Why:

1. Building Regs compliance — for any refurbishment renewing >50% of roof area, Approved Document L 2022 requires U ≤ 0.18 W/m²K. Like-for-like EPDM doesn’t change the U-value; warm-roof retrofit hits the target.

2. Eliminates cold-roof condensation — if the existing extension has cold-roof felt and shows damp/mould signs on the ceiling, warm-roof retrofit fixes the cause permanently.

3. Energy bill savings — typical 3-bed semi saves £200-£450/year in heating costs after warm-roof retrofit.

4. Premium pays back in 5-8 years — the £600-£1,200 extra cost over like-for-like is recovered through energy savings alone.

See Warm Roof Retrofit for the full case.

Common EPDM problems and what they mean

Bubbles or air pockets across the field

Cosmetic on most installs. Occurs when the bonding adhesive off-gases and the membrane lifts slightly. Small bubbles (<10cm) are harmless — they don't affect the waterproof seal. Large bubbles (>30cm) at upstands can indicate adhesive failure and warrant inspection.

Wrinkles at corners

Means the installer rushed the corner detail and didn’t relax the membrane properly. Cosmetic at first, but stress concentration at field-fabricated corners means failure 5-7 years earlier than properly-detailed pre-formed corners.

Edge lift around a rooflight or upstand

Real defect — needs immediate fixing. Water ingress is imminent. Strip the failed section, re-prime, re-bond with manufacturer adhesive, replace the upstand strip if damaged.

Mineral deposit / discoloration

Cosmetic — usually limescale washoff from adjacent walls. Doesn’t affect the roof.

Persistent pooling water in a low spot

EPDM tolerates pooling far better than felt does, but you still don’t want it. Persistent pooling means the falls aren’t right; long-term it stresses the membrane and accelerates UV damage. Fix by re-laying with corrected falls.

Five questions to ask any EPDM installer

1. Which manufacturer’s EPDM, what thickness, what warranty? Firestone (Eco Roofers is a Firestone Elevate approved installer), 1.2mm domestic, 20-year warranty.

2. How will upstands and corners be detailed? Pre-formed factory corners and upstand strips beat field-fabricated joints every time.

3. What guarantee will I get in writing on completion? 20 years on workmanship + manufacturer’s 20 years on the membrane.

4. Is Building Control notification included? For warm-roof retrofits over 50% renewal, yes.

5. Is the price fixed? And if there’s a contingency for unexpected deck damage, what’s the cap?

DIY EPDM — when it works, when it doesn’t

EPDM is one of the more DIY-friendly UK roofing materials — manufacturer-supplied DIY kits include adhesives and detailed instructions. Reasonable DIY scope:

  • Garden shed or small outbuilding (under 6m²)
  • Single-pitch summer-house roof
  • Garage roof if the deck is sound and there are no upstands more than 200mm

Don’t DIY:

  • Anything over 10m²
  • Roofs with multiple penetrations (rooflights, vents, soil pipes)
  • Roofs requiring upstand work against existing walls
  • Anything notifiable under Building Regs (warm-roof retrofits, full replacements >50% renewal)

The detail work — upstands, penetrations, corners — is where EPDM jobs go wrong. DIY field-of-roof bonds are usually fine; DIY upstands fail within 2 years.

FAQ

Is EPDM good for flat roofs?

Yes — EPDM rubber is the UK default for domestic flat roofs in 2026. 25-40 year lifespan, single-piece membrane (no field seams), flame-free installation, repair-friendly with EPDM tape patches.

Is EPDM 100% waterproof?

Yes when correctly installed and detailed. The membrane itself is fully waterproof; failure points are upstand details, edge trims, and penetrations. Properly-detailed EPDM on a sound deck is essentially leak-proof for 25+ years.

What are common problems with EPDM roofs?

Sharp-object damage during install (grit, dropped tools), solvent contamination (no fuel cans on the roof), and detail failure at upstands and rooflights. Cosmetic-only: bubbles (adhesive off-gassing — usually harmless), wrinkles at corners (rushed install).

How much should an EPDM roof cost?

£75-£110 per m² fitted in the UK in 2026. Typical 20m² extension: £1,500-£2,400. With warm-roof retrofit (PIR insulation underneath): £2,400-£4,500.

Can I install EPDM myself?

Smaller roofs (under 10m², garage shed) — yes, with manufacturer-supplied DIY kit. Bigger roofs benefit from a roofer for the detail work. Most DIY EPDM failures are upstand-detail failures.

Can EPDM be installed on a pitched roof?

On shallow pitches (up to ~30°) yes. On steeper pitches it loses its main advantage (the seamless field) and aesthetically isn’t as neat — better to use proper roof tiles or single-ply.

What’s the difference between EPDM and rubber roof?

EPDM is a specific type of synthetic rubber. “Rubber roof” is the colloquial term — in UK practice almost always means EPDM. (Other rubber roofing exists — butyl, neoprene — but is rare for domestic flat roofs.)
