What EPDM roofing actually is
EPDM is a flexible synthetic rubber membrane manufactured in large rolls. Three properties make it the UK default for flat roofs:
1. Single-piece membrane. For most domestic roofs (under ~60m²), the membrane comes as one continuous sheet. No field seams across the roof = no joint failure mode.
2. Bonded with adhesive, not heat. No flame on site, no hot bitumen, no fire risk during installation. Compare to torch-on felt where the propane torch is the failure point.
3. Repair-friendly. EPDM patches with EPDM tape — invisible, instant, lifetime fix. Compare to felt patches that lift within 1-3 winters.
The membrane is typically 1.2mm thick for domestic UK use; 1.5mm for heavier-duty or commercial. Edges dress up walls (upstands) and over the perimeter (drip details) using EPDM-compatible adhesives, primers, and pre-formed corner pieces.

A roofer quoting much below £1,500 on a 20m² extension is either using sub-spec material, skimping on detail work, or operating below cost. A roofer quoting much above £2,500 on a like-for-like job (no warm-roof retrofit) is overpriced.
EPDM with warm-roof retrofit — the recommended UK 2026 default
For most flat-roof refurbishments in our region, we recommend going one step further than a like-for-like EPDM swap: EPDM with warm-roof retrofit. The retrofit lays 100-150mm rigid PIR insulation over the deck before the EPDM goes on top.
Why:
1. Building Regs compliance — for any refurbishment renewing >50% of roof area, Approved Document L 2022 requires U ≤ 0.18 W/m²K. Like-for-like EPDM doesn’t change the U-value; warm-roof retrofit hits the target.
2. Eliminates cold-roof condensation — if the existing extension has cold-roof felt and shows damp/mould signs on the ceiling, warm-roof retrofit fixes the cause permanently.

Common EPDM problems and what they mean
Bubbles or air pockets across the field
Cosmetic on most installs. Occurs when the bonding adhesive off-gases and the membrane lifts slightly. Small bubbles (<10cm) are harmless — they don't affect the waterproof seal. Large bubbles (>30cm) at upstands can indicate adhesive failure and warrant inspection.
Wrinkles at corners
Means the installer rushed the corner detail and didn’t relax the membrane properly. Cosmetic at first, but stress concentration at field-fabricated corners means failure 5-7 years earlier than properly-detailed pre-formed corners.
Edge lift around a rooflight or upstand
Real defect — needs immediate fixing. Water ingress is imminent. Strip the failed section, re-prime, re-bond with manufacturer adhesive, replace the upstand strip if damaged.
Mineral deposit / discoloration
Cosmetic — usually limescale washoff from adjacent walls. Doesn’t affect the roof.
Persistent pooling water in a low spot
EPDM tolerates pooling far better than felt does, but you still don’t want it. Persistent pooling means the falls aren’t right; long-term it stresses the membrane and accelerates UV damage. Fix by re-laying with corrected falls.

DIY EPDM — when it works, when it doesn’t
EPDM is one of the more DIY-friendly UK roofing materials — manufacturer-supplied DIY kits include adhesives and detailed instructions. Reasonable DIY scope:
- Garden shed or small outbuilding (under 6m²)
- Single-pitch summer-house roof
- Garage roof if the deck is sound and there are no upstands more than 200mm
Don’t DIY:
- Anything over 10m²
- Roofs with multiple penetrations (rooflights, vents, soil pipes)
- Roofs requiring upstand work against existing walls
- Anything notifiable under Building Regs (warm-roof retrofits, full replacements >50% renewal)
The detail work — upstands, penetrations, corners — is where EPDM jobs go wrong. DIY field-of-roof bonds are usually fine; DIY upstands fail within 2 years.

Is EPDM good for flat roofs?
Yes — EPDM rubber is the UK default for domestic flat roofs in 2026. 25-40 year lifespan, single-piece membrane (no field seams), flame-free installation, repair-friendly with EPDM tape patches.
Is EPDM 100% waterproof?
Yes when correctly installed and detailed. The membrane itself is fully waterproof; failure points are upstand details, edge trims, and penetrations. Properly-detailed EPDM on a sound deck is essentially leak-proof for 25+ years.
What are common problems with EPDM roofs?
