Why EPDM is the UK default for flat-roof installation
For most UK domestic flat roofs in 2026, EPDM (Ethylene Propylene Diene Monomer) rubber is the right material choice. Three reasons:
1. Lifespan tripled vs felt. A torch-on felt roof typically gets 10–15 years; EPDM 25–40. Over a 30-year horizon, EPDM is cheaper despite the 30-50% installation premium.
2. No field seams. Most domestic-sized roofs (up to ~60m²) take a single piece of EPDM with no joints across the field. Joints are where most felt roofs fail. EPDM removes the failure mode.
3. Repair-friendly. EPDM patches with EPDM tape — invisible, instant, lifetime. Felt patches need hot-bitumen torching, often lift within a couple of years.

Our EPDM installation process
Day 1 (morning): Scaffolding up. Strip existing membrane (felt usually). Inspect the deck.
Day 1 (afternoon): Repair or replace any rotted decking (contingency cost agreed in writing first). Prime the surface. Set out the EPDM dimensions.
Day 2 (morning): Apply EPDM bonding adhesive to the deck. Roll the EPDM membrane out, ease it across the surface, work out any wrinkles. The adhesive cures while we form the upstands.
Day 2 (afternoon): Form upstand details where the membrane meets walls, parapets, and chimneys. Use manufacturer-approved EPDM upstand strips and pre-formed corner pieces. Bond cover-flashing where required.
Day 2 (final): Form drips at eaves, fit edge trims, dress around penetrations (rooflights, vents, soil pipes). Site clean. Final inspection. Hand over written guarantee.
For a 20m² extension this is typically a 2-day job in dry weather. Larger jobs scale to 3–5 days.

Five questions to ask any EPDM installer
1. Which manufacturer’s EPDM are you using, and what’s the warranty? Firestone RubberCover, Carlisle Sure-Seal, ResitrixSE, Permaroof — these are the legitimate UK names. “Trade rubber” with no manufacturer = red flag.
2. What thickness? 1.2mm is standard domestic. 1.5mm is heavier-duty. Anything thinner than 1.2mm is suspect.
3. How will you detail upstands and corners? Pre-formed factory-moulded corners and upstand strips beat field-fabricated joints every time.
4. What guarantee will I get in writing on completion? 20 years on the membrane (manufacturer) plus 20 years on workmanship (installer). Eco Roofers offers both.

Common EPDM installation issues to avoid
Adhesive applied too thick or too thin — manufacturer specs are precise. Eco Roofers uses the manufacturer’s roller spec on every job. Wrong adhesive thickness = early bond failure.
Bonding in wrong temperature — EPDM adhesives perform between 5°C and 35°C. We don’t bond below 5°C deck temperature or in active rain. This means some January–February dry days are good; some April rainy days are not.
Substrate too cold or too damp — even on a dry day, if the deck is wet from previous rain, the bond will fail. We test moisture before laying.
Corner detail rushed — pre-formed corners cost £15–£40 each. Some installers skip them and field-fabricate to save the cost. Stress concentration at field-fabricated corners means failure within 5–7 years.
Upstand height too short — manufacturer specs require 150mm minimum upstand. Some installers cut it to 75–100mm to save material. Wind-driven rain finds the gap and water enters above the membrane. We never go below 150mm.
When EPDM is NOT the right call
EPDM isn’t always the answer. Cases where we’d recommend something else:
- Heavy regular foot traffic (balcony, roof terrace, maintenance access) → GRP fibreglass — rigid, no risk of puncture from boots
- Very large commercial flat roof (200m²+) → Single-ply PVC or TPO — economically better at scale, more efficient seam-welding
- Listed building or conservation context where dark rubber doesn’t suit → GRP (can be tinted) or single-ply PVC (light grey)
- Very tight budget on a roof that’s planned for replacement within 5 years → Felt — short-term economic only

How long does an EPDM roof last?
25–40 years for a quality installation. Manufacturer warranties typically run 20 years. Real-world UK installations from the early 2000s are still serviceable today.
Can EPDM be installed in winter?
Yes, on dry days with deck temperature 5°C+ . We test deck moisture before bonding. Most jobs March–November but winter callouts possible.
What’s the difference between Firestone and Carlisle EPDM?
Both are major US-origin manufacturers with established UK supply chains. Firestone tends to be slightly cheaper; Carlisle tends to be slightly thicker. Both come with 20-year membrane warranties. We use whichever is in supply at quote time.
Can EPDM be installed on a pitched roof?
EPDM works on shallow pitches (up to ~30°). For steeper pitches it loses its main advantage (the seamless field) and aesthetically isn’t as neat — better to use proper roof tiles or single-ply.
Can I install EPDM myself (DIY)?
Smaller roofs (under 10m², garage shed) — yes, with care. Manufacturer-supplied DIY kits include adhesives and detailed instructions. Bigger roofs, especially with multiple upstands and penetrations — get a roofer. Detail work is where EPDM jobs go wrong.
