Why chimney pointing fails

Three factors cause UK chimney mortar to erode:

1. Frost cycles. Water enters micro-cracks in the mortar. Freezing expands the water, widening the crack. Each winter cycle compounds the damage.

2. Acid rain. Even reduced atmospheric pollution still produces mildly acidic rainfall. Lime mortar dissolves over decades.

3. Wind erosion. South-westerly UK winds drive rain horizontally against the most-exposed face of the chimney. Wind-driven rain combined with frost cycles is the worst case.

Result: visible erosion of the vertical joints between bricks, particularly on the windward face. Once water can enter the joint, the brickwork itself starts to soak — and that’s where chronic damp problems start.

Why pointing matters more than people realise

A chimney with failing pointing is a leak source the roofer can’t see. Water enters the mortar, tracks down through the brick work, exits inside the property — often diagnosed as ‘roof leak’ but no actual roof problem exists. We see this routinely.

Specifically:

  • Wet patches on the chimney breast (interior wall where the chimney runs) — classic failed-pointing symptom
  • Salt deposits on internal walls near the chimney — water has been migrating through the brickwork for months/years
  • Damp in upstairs rooms with no ceiling leak — water tracking from the chimney
  • Chimney lean in extreme cases — mortar failure has compromised structural integrity

When to re-point vs rebuild

Re-point (£400-£900 for typical 4-6m stack) when:

  • Mortar is visibly eroded but bricks themselves are sound
  • Stack is structurally straight (no lean)
  • Lead flashings at the base are still serviceable

Rebuild (£700-£2,500 for full rebuild + flashings) when:

How to spot failing pointing

  • Look for vertical joints where mortar has retreated more than 5mm from the brick face

  • Look for green/black biological growth at joint locations (sustained moisture)
  • Take photos and send to a roofer — easy to assess from photos alone
