Chimney Pointing: Why It Matters and UK 2026 Costs
The 60-second answer: Chimney pointing is the mortar between bricks of a chimney stack. It erodes over 50-80 years from frost cycles, acid rain, and weather exposure.

What you get with Eco Roofers
What we typically see on Greater Manchester roofs
Greater Manchester roof-stock combines dense Victorian terrace (M14/M16/M21 — Rusholme, Whalley Range, Chorlton), inter-war semis through Didsbury and Withington, post-war estates through Wythenshawe and Salford, plus stone-slate cottage stock through the Oldham/Rochdale Pennine fringe.
Local weather notes. Wet-Atlantic weather means moss growth is markedly worse than the East Midlands — valley leaks and lead-flashing failure are more common.
Approved Document L 2022 sets the thermal performance baseline for new roofs (U ≤ 0.16 W/m²K pitched, ≤ 0.18 flat). On flat roofs, BS 6229:2018 sets the design and falls standard. Eco Roofers will guide you through any Building Control notification needed on your job.

Why chimney pointing fails
Three factors cause UK chimney mortar to erode:
1. Frost cycles. Water enters micro-cracks in the mortar. Freezing expands the water, widening the crack. Each winter cycle compounds the damage.
2. Acid rain. Even reduced atmospheric pollution still produces mildly acidic rainfall. Lime mortar dissolves over decades.
3. Wind erosion. South-westerly UK winds drive rain horizontally against the most-exposed face of the chimney. Wind-driven rain combined with frost cycles is the worst case.
Result: visible erosion of the vertical joints between bricks, particularly on the windward face. Once water can enter the joint, the brickwork itself starts to soak — and that’s where chronic damp problems start.
Why pointing matters more than people realise
A chimney with failing pointing is a leak source the roofer can’t see. Water enters the mortar, tracks down through the brick work, exits inside the property — often diagnosed as ‘roof leak’ but no actual roof problem exists. We see this routinely.
Specifically:
- Wet patches on the chimney breast (interior wall where the chimney runs) — classic failed-pointing symptom
- Salt deposits on internal walls near the chimney — water has been migrating through the brickwork for months/years
- Damp in upstairs rooms with no ceiling leak — water tracking from the chimney
- Chimney lean in extreme cases — mortar failure has compromised structural integrity
When to re-point vs rebuild
Re-point (£400-£900 for typical 4-6m stack) when:
- Mortar is visibly eroded but bricks themselves are sound
- Stack is structurally straight (no lean)
- Lead flashings at the base are still serviceable
Rebuild (£700-£2,500 for full rebuild + flashings) when:
- Bricks themselves are damaged, missing, or crumbling
- Stack has visible lean or large structural cracks
- Multiple previous re-pointings haven’t held
Cost UK 2026
| Job | Typical price |
|---|---|
| Re-point chimney stack (4-6m) | £400-£900 |
| Re-point chimney + re-bed lead flashings | £600-£1,200 |
| Full chimney rebuild | £700-£2,500 |
| Period-property rebuild with matched brick | £1,500-£4,500 |
| Chimney removal (full take-down + roof patch) | £800-£2,000 |
Combined with roof work
If you’re getting roof replacement done, chimney pointing at the same time is significantly cheaper than separately — scaffolding’s already up. Combined-job typical saving: £200-£500 vs separate visits.
How to spot failing pointing
From the ground (binoculars help):
- Look for vertical joints where mortar has retreated more than 5mm from the brick face
- Look for visibly dark stripes running down the brickwork from joints (water tracking)
- Look for green/black biological growth at joint locations (sustained moisture)
- Take photos and send to a roofer — easy to assess from photos alone
FAQ
How much does chimney pointing cost UK?
£400-£900 for re-pointing a typical 4-6m UK chimney stack. £600-£1,200 if combined with lead flashing re-bed at the same time.
How long does chimney pointing last?
Quality re-pointing on a sound stack lasts 30-50 years. If your stack needs pointing, the original mortar is usually 50-80 years old.
Why is my chimney leaking?
Most common: failed lead flashings at chimney base (£200-£500 to re-bed). Second: failed mortar pointing in the stack (£400-£900 to re-point). Third: cracked pots letting water in from above.
Can chimney pointing be DIY?
Possible from inside a sound scaffold platform but not advisable from a ladder. Lime-mortar matching is the trickiest skill. Most homeowners are better served paying £400-£900 for proper professional re-pointing.
