Where black mould appears on UK ceilings (and why)
Three locations account for ~95% of UK ceiling black-mould cases:\n\n1. Ceiling-wall corners on external walls. The corner is colder than either flat surface alone, so condensation happens there first. Most-common location for first-stage cold-roof condensation.\n\n2. Centre-of-room patches under flat-roof extensions. Indicates condensation has progressed past Stage 1 — water has been dripping from the deck above onto the back of the plasterboard for months.\n\n3. Above shower / bathroom ceilings. Often a different problem (bathroom extraction failure, not roof construction failure) — but the symptoms look identical.
Why painting over fails
Mould-resistant paints contain biocides that kill the visible mould temporarily. The biocide depletes in 6-18 months under continuous moisture exposure. The moisture source isn’t on the ceiling surface — it’s above, in the roof structure. Until you remove the moisture source, painting just kicks the can to the next winter.
Why adding loft insulation makes it worse
More insulation between or below the joists makes the deck above colder. Colder deck = more condensation = more moisture dripping onto plasterboard = more mould. Counter-intuitive but reliably true. Don’t do it.
The permanent fix: warm-roof retrofit
The only fix that addresses the cause is to move the insulation from below-deck to above-deck. That puts the entire roof structure inside the warm envelope of the building — no cold surfaces for moisture to condense on. Strip the existing membrane, lay 100-150mm rigid PIR insulation over the deck, fit new EPDM rubber on top. 1-3 day job for typical 20m² extension. £2,400-£4,500 fitted in our region. What about extractor fans, dehumidifiers, trickle vents?
These help marginally with overall house humidity but they don’t fix the moisture path into the cold-roof void. Worth doing as supporting measures (especially proper externally-vented bathroom extractors) but won’t solve the mould problem alone.

Why is there black mould only on the ceiling under my flat roof?
Black mould grows where moisture is sustained. The ceiling under a cold-roof flat extension is exactly that: condensation drips from the deck above onto the back of the plasterboard, the plasterboard absorbs moisture, mould feeds on the cellulose in the paper liner.
Can I paint over the black mould?
Paint kicks the problem to the next winter. The moisture source is above the ceiling, not on it. Mould-resistant paint won’t outlast 6-18 months under continuous moisture exposure.
How urgent is fixing black mould from the roof?
Stage 1 (mould in corners) is reversible without joist replacement. Stage 2-3 (sagging plasterboard, joist rot) involves replacing wet timbers. Don’t let it run more than 2 winters past first appearance.
Is black mould from the roof covered by insurance?
Most UK home insurance treats condensation damage as gradual deterioration (excluded). They will pay out for a sudden roof leak from storm damage but typically refuse claims tracing back to design-flaw condensation. Check your policy wording.
